About Sarah Mercer

Your Guide to Hill Country Living

I've called the Texas Hill Country home for over 20 years. What started as a love for the land turned into a career helping others discover the same magic — the rolling hills, the live oak canopies, the small-town warmth that makes this region unlike anywhere else in Texas.

My Story

From City Life to Hill Country Roots

I grew up in San Antonio but spent every weekend I could in the Hill Country — visiting family in Fredericksburg, floating the Guadalupe, and exploring every back road between Kerrville and Llano. After college at UT Austin, I took the scenic route home and never left.

I got my real estate license in 2010 because I was tired of watching friends and family overpay for properties or miss out on hidden gems because they didn't know the area. The Hill Country is full of neighborhoods, pockets, and properties that don't show up in a typical online search — you have to know where to look and who to call.

Fifteen years and 400+ transactions later, I still get the same thrill showing someone their future home for the first time. Whether it's a young family discovering Boerne's top-rated schools, a couple finding their dream vineyard property in Fredericksburg, or a hunter securing trophy land in Llano County — every deal tells a story.

When I'm not showing homes, you'll find me on the Guadalupe with a fly rod, at a Fredericksburg wine tasting, or at my daughter's volleyball games. This isn't just where I work — it's where I live, where I raise my family, and where I plan to stay.

Specialties

What I Do Best

Every property type in the Hill Country has its own considerations. Here's where I bring the most value.

Ranch & Land Sales

From working cattle ranches to recreational hunting properties, I understand the unique considerations of rural land transactions — water rights, ag exemptions, mineral rights, and fencing.

Relocation Services

Moving to the Hill Country from Houston, Dallas, or Austin? I help families navigate the transition with area tours, school information, and local connections.

Luxury Estates

Marketing and selling high-end Hill Country properties requires a different approach. Professional photography, targeted marketing, and a network of qualified buyers.

Investment Properties

The Hill Country short-term rental market is thriving. I help investors identify properties with strong vacation rental potential and navigate local regulations.
